The properties comprise four adjoining and interlinked factory units, extending to 12,376 sqm, occupying individual titles. Previously occupied by a single tenant, the properties were available with vacant possession and offered subdivision potential. The original buildings date from the 1940s and are generally in poor condition.
Valad Property Group requested two agency submissions to sell the assets. GJS demonstrated a superior knowledge of the market and likely buyers and recommended a more sophisticated strategy to maximise value.
On your suggestion, cosmetic works were carried out to improve the presentation. Investigations were also conducted to fully understand the subdivision potential.
You commenced a six week EOI campaign, which closed on 17 July 2014. Good quality marketing was produced and strong communication and reporting was maintained during the process. The level of additional enquiry generation was noticeable, actively canvassing the area rather than relying on the marketing tools.
The campaign resulted in a good number of genuine offers which provided Valad with various options. Following a challenging but well managed negotiation process a sale in-one-line was achieved.
